Make an application for building regulations approval

Unless the building work you are proposing is exempt from Building Regulations you must seek approval.

Many jobs in the home need to be notified to and approved as being compliant with building regulations by a 'building control body' (BCB). The easiest way is to use Uttlesford District Council Building Control to do this.

How to apply: full plans application

If you are borrowing money to finance your proposals the finance company, e.g. bank or building society, may require you to adopt the full plans procedure. Where plans submitted comply or following consultation are amended to comply with the building regulations, a formal approval notice will be issued.

If the plans are rejected, the local authority will provide you or your agent with a schedule of works which are in contravention of the building regulations indicating where additional information or amendments are required.

From 1 October 2023 supplementary information is required for all building control with full plans applications.

⚠ From Monday 29 April you will need to pay an additional £21 fee directly to the Planning Portal when you submit a full plans application online. The whole full plans fee, including the additional £21, will need to be paid when you apply.

How to apply: building notice application

This procedure cannot be used where building work is in connection with a building which is a non-domestic building and is a workplace. The building notice must be submitted not less than 48 hours before work begins on site.

We do not pass or reject plans, but we do monitor the work for compliance with the building regulations as it proceeds on site. It is important to note that the use of this method infers that the person(s) carrying out the work is / are capable of doing so in compliance with building regulations and without the aid of detailed plans.
