Notification to sell an asset

What happens when an owner wants to sell an asset and details of current notifications to sell and assets which have been sold.

If you own land or a building that is listed as an asset of community value, you must tell us before you can sell or dispose of it. This will then trigger a moratorium on any sale when a community group may bid to purchase the asset.
 

Sell an asset

If wish to sell an asset of community value you must notify us in writing.

You need to include:

  • details of the property
  • details of ownership 
  • your full contact details

After you have notified us

We will confirm that we have received your notification and let you know the dates of the moratorium periods.

We will also:

  • notify the relevant parish or town council or community organisation to see if they wish to consider purchasing the asset
  • update the list of assets of community value to show that we have received a notification to sell, and the dates of the moratorium periods and protected period

Moratorium periods

Interim moratorium period

The 6 week period from when we receive a notification to sell. Any eligible community interest groups can express an interest in being considered as a potential bidder.

Full moratorium period

If an eligible community interest group expresses an interest in bidding on an asset, a full moratorium will be triggered. This means that the asset cannot be sold for a 6 month period. The full moratorium period starts from when we accept the notice of intent to dispose of an asset by the owner.

Protected period

At the end of the moratorium period the owner can sell the asset on the open market. They do not have to sell the asset to a community interest group. No further moratorium can be applied for an 18 month protected period.

 

Express an interest to bid

If you are an eligible community interest group you must notify us of your intention to bid on an asset that is being sold. You must do this within the 6 week interim moratorium period.

After you have notified us

This will trigger the full 6 month moratorium period during which the owner cannot sell the asset, except to a community interest group.
