Rechargeable council home repairs
Repair costs that you are responsible for paying due to damage, neglect, misuse or abuse of your council home.
We ask you to take care of your council home and to report any repairs or faults to us straight away.
What we will charge for
Some repair works may be charged to you, for example, if:
- you or someone in your home has damaged, neglected, misused or abused the property - this includes anyone you have invited as a visitor
- damage has been caused over time because you have not been looking after the property or an appliance
- you have made changes to the property or an appliance without our written permission
- you, or someone you have hired, has carried out works to the property or an appliance to an unacceptable standard
We will also charge you for the cost of removing anything you leave behind when you move out of the property.
You must get written permission from us before making any changes, including replacement or removal of existing features, as well as installing or building new ones.
Exemptions
We will not charge you if:
- you leave carpets or laminate flooring for which we have given you written permission
- the damage has been caused by someone who is not a member of your household or a visitor, such as because of a break in or vandalism
- drains outside of the property boundary are blocked - you will need to contact your water company who has responsibility for the sewers
Cost of repairs
How much we charge depends on the type of repair. You can see the full scale of charges in our Recharge Policy (PDF, 568 KB).
Minor repairs
We will charge a single fixed fee for a minor repair such as:
- lost keys
- damaged internal door
- broken light fitting
- broken glass
Major repairs
We charge major repairs at the cost of fixing the issue. Major repairs include:
- replacing a front door
- repairing or replacing damaged kitchen units
- repairing or replacing broken double glazing
- making good an unlicensed alteration - that is any changes to the property or an appliance that you have made without our written permission
Costs could be subject to VAT and may change dependant on the nature of the works required to fully complete the repair.
Aborted works
We may a charge you where a repair cannot be carried out when a previously agreed appointment is not kept and there has been no attempt to re-arrange.
Rubbish clearing
We will charge you for the cost of removing anything you leave behind when you move out of the property.
This does not apply to carpets or laminate flooring providing we have given you written permission to leave these.
